We used Loba easy fill used while sanding the floor. For the red oak herringbone, we finished with 50% mahagoni and 50% Kambala impact oil mixed together. For the Brazilian cherry we used the transparent impact oil

Nestled inside Boston’s historic Salada Tea Building, constructed in the early 1900s, is Boston's very own Grill 23. One of Boston's most celebrated and longest standing dining establishments. Grill 23 recently, entrusted Saulnier Floors with restoring and refinishing its 45-year-old hardwood floors—a key part of its character and ambiance.
The original finish, a traditional stain and polyurethane system, had served its time and required a thoughtful restoration. Saulnier Floors began by carefully sanding the floors using Loba EasyFil and red oak herringbone sandpaper to correct surface imperfections while preserving the integrity of the wood.

For the new finish, Saulnier Floors recommended the Loba Impact Oil system with its many benefits and attributes. Paul Saulnier advised them that Loba Impact Oil, a cutting-edge penetrating european oil system that offers superior durability, ease of maintenance, and environmental responsibility, an ideal solution for high-traffic hospitality spaces like Grill 23, would be the best solution for long term durability and maintenance. Saulnier Floors created a custom blend of 50% Mahagoni 800099 and 50% Kambala Impact Oil to complement the rich tones of the existing Brazilian cherry wood. A final application of Transparent Impact Oil brought out the natural depth and warmth of the grain.

Unlike traditional polyurethane finishes, Loba Impact Oil contains zero VOCs, requires no future sanding, and allows for spot repairs, making long-term maintenance simpler and more cost-effective. These benefits make it a smart, sustainable choice for a busy restaurant environment. The result is a beautifully restored floor that not only looks stunning but is also built to withstand the demands of daily service for years to come.
